If you own a home there is bound to be Wear and Tear. So what exactly is wear and tear? It is generally considered to be gradual damage that happens over time to a home as the home ages.

Examples of Wear and Tear - AC unit clunking out, a window that wont open anymore, an exhaust fan that no longer runs, faded or peeling paint, loose grout or tiles just to name a few.
